Looking to boost your home's market value?

5 Simple Tricks To Boosting Your Property Value

A New Coat of Paint

This relatively inexpensive update can actually increase the value of your home, putting extra dollars back in your pocket! In fact, if you do one thing, let it be this! A new coat of paint can rejuvenate a home like nothing else! The investment of a few gallons of paint, rollers, and a drop sheet are nothing compared to the return you will get when your house sells!

Replace Worn Carpets or Flooring

Look around. Are your carpets and flooring stained or worn? Nothing turns buyers off more than the thought that they will immediately need to invest in all new flooring. Ideally, you may want to replace them all, but if a limited budget or time frame is an issue, start by replacing the carpet in the room that shows the most wear and tear, and replace the others as your finances allow.

Increase Efficiency

Many utility companies provide energy audits of their customers' homes. They can show you how to maximize the energy efficiency of your home. In turn, this will save you money now, while increasing your the market value on your home providing you with extra cash later!

Switch Out The Hardware

By far, one of the easiest solutions to creating a big aesthetic change is switching out your hardware. If your faucets, door knobs, and cupboard handles are looking outdated, head to the nearest hardware store or look online for inexpensive modern handles that can make your house appear updated and more valuable.

Green Inside and Out

Have you ever driven down a road, and seen a home that wowed you with it's lush landscape? You want to live there, and so does everyone else! Head to your local nursery, and make potential buyers envious of your home! Purchase plants that are native to your region or plants that are drought-tolerant; these require less water and maintenance, which means more savings to you and more green in your wallet.

Kelowna is home to majestic forests, lakes, parks, vineyards, and more . It's easy to take a drive and get lost in Kelowna's never ending series of picturesque neighbourhoods and envision living in any one of the beautiful homes that reside there.

“Could you imagine living in that house?!” or “What I would give to own a home like that!” are commonly used phrases potential homeowners express when driving around town, but what if you could do even better?

Have you ever considered buying a newly-constructed home? Kelowna is constantly expanding, and new neighbourhoods are developing all over the city! Whether in West Kelowna, Black Mountain, Glenmore, Kettle Valley, Mission, or Downtown, you are going to find some amazing structural development.

While Kelowna also offers a grand selection of unbelievable pre-owned homes, we are going to give you 6 Good Reasons To Invest In A Newly-Constructed Home!

1. Customization: Bring out your inner architect, and design the home you have always dreamt about. Although it can vary by company, many  home builders allow buyers to participate in the process of designing their newly acquired property. This means you will finally be able come home to a space that is truly akin to you.  As a new home buyer, you can tap into your creativity and plan out where your bathroom might go, choose you favourite type of flooring, or pick the colour of the exterior paint. When purchasing a brand new home, there is typically a lot of flexibility for homeowners to express themselves and to ensure their new home will be adaptable to their current and future life path.

2. More Money In Your Pocket: There have been quite a few changes in the last few decades in regards to building codes which have been mandated for  higher energy efficiency standards.

Newly constructed homes often use energy more efficiently. There are two ways in particular,  home builders create a better, energy efficient, cost effective home. First, they tend to create a tighter-sealed building envelope that helps prevent conditioned air—cool air in the summer, warm air in the winter—from escaping. Second, for the most part, home builders have done away with single-pane windows, and of upgraded to triple (or even quadruple) pane windows.  These windows that designed to drastically minimize the transfer of heat either from warm to cold or vice versa, and they of course, will help the building envelope. Thus, saving new home owners (like you) money in the long run!

3. Green appliances: Just one more way new “key turner” homes are putting more cash in new homeowner's pockets! New homes often come with new appliances, and nowadays, new appliances mean energy efficient, green technology. The more energy-efficient mechanics of the house, the lower the  utility bills for new home buyers. In addition to simply saving money, when newly-constructed homes include green systems and appliances—like high efficiency stoves, refrigerators, washing machines, water heaters, furnaces, or air conditioning units—that homes built years ago might not have, you are actively participating in the preservation of our planet, and that is something to feel good about!

4. Fewer repairs: The cost of home repairs can quickly eat through a family's savings account. Luckily, features of newly constructed homes should hold up better than those of older existing homes, which may have experienced years of wear and tear with little maintenance. When buying a previously owned home, you may find the carpet needs to be replaced, roofing needs to be redone, or new appliances need to be purchased. All of these expenses add up quickly, and the cost of properly maintaining a newly constructed house may end up drastically less over time.

5. Less maintenance: Speaking of maintenance,  today's new homes are engineered specifically to minimize maintenance requirements. For example, building materials such as composite products for a home's exterior trim instead of wood means less worry when comes to rotting or the need to repaint. Today's home builders have you (the home buyer's) best interest in mind. Therefore, they do their best to construct a home that is built to last with minimal need for expensive maintenance.

6 Fire safety: Now, it's no secret that the Okanagan has been home to a few forest fires. Luckily, we are also are home to some pretty amazing firefighters who stop at nothing to tirelessly protect our homes!  Newly constructed homes, however, often include fire safety fe

atures that may not be present in properties built years ago, Protective measures such as the use of fire retardant in carpeting and in insulation helps to protect against damage, and give the upper hand to those brave Heroes of the Okanagan. However, fire doesn't always happen outside, and in addition to the above safety measures, all newly constructed homes are required to include hard-wired smoke detectors. These devices can provide better protection than battery-operated smoke detectors, which can fail to perform if their battery runs out. Hard-wired smoke detectors run on the electricity of the house and then have a battery backup for if the house power goes out.
